If you were spending 10,20,30 thousand pounds or more on a new car you'd expect it to be immaculate, and if there were any defects or problems with it you'd be taking it back to the manufacturer to get the problems sorted out!

So why should making a huge investment like buying a new house be any different? well... it shouldn't be and that's where Precision Snagging comes in.

We use our expertise and knowledge to produce an extensive snagging report. An in-depth report, inside and out, room by room inspection including everything from plumbing and electrical systems to finishes and fittings, to ensure that your developer has built your home to the correct standard and the finishes are of an excellent quality.

Once our inspection is complete we'll provide you with a detailed report highlighting any issues we've identified, ensuring all potential problems and defects are visually recorded and described for you to take back to your developer for them to address, giving you confidence in the quality of your new home and potentially saving you costly works in the future.

 

Your developer is legally obliged to fix any defects found on your property within your 2 year warranty period. 

A snagging report is a thorough and detailed check list of defects identified during a visual inspection of your new home, garden and outbuildings. A snag includes anything from a scratch on a window frame or chipped brick to more serious things like wrongly fitted fire doors and leaking pipework that could cause major damage to your home further down the line.  The report includes photos and descriptions of each snag identified. We will check the following but this is not an exhaustive list:

Doors, Ironmongery & Windows

Tiling, Flooring & Kitchen Units

Bathroom Suite & Tiling

Internal Spaces Checked

Damage Caused During Construction

Workmanship, Finishes & Joinery

Sockets, Lighting & Accessories

WHY DO I NEED A SNAGGING COMPANY?

Whilst anybody can attempt a snag list, our professional inspector is more likely to spot defects and issues than the average home owner with an untrained eye. Precision snagging use their extensive knowledge, experience, equipment and tools to ensure your home is professionally inspected. We cover all aspects of your new build to ensure you are getting the dream home you deserve. 

DOES THE SNAGGING INSPECTION COVER STRUCTURAL ELEMENTS?

No it does not, this is a non-intrusive inspection of your new build property. The majority of new builds are covered by a 10 year NHBC (or similar body) warranty which covers your home against damage caused by structural defects. Although certain elements of this can be seen during our inspections and will be checked (i.e. loft space)

WHEN SHOULD I HAVE MY NEW HOME INSPECTED?

As a new build home owner you have a 2 year warranty period from your developer but you should look to get your inspection booked in for as soon as possible after completing and receiving the keys to the property.

Ideally before you move in, as an empty property is easier to inspect but this is not a necessity, we will work with you at whatever stage you are at in your new build journey

HOW LONG DOES THE INSPECTION TAKE?

The time of an inspection depends on your property size and the number of snags detected during our visit. As a guide a 4 bed property can take around 4-5 hours.

HOW LONG WILL IT TAKE TO RECEIVE MY REPORT?

We aim to email you your snagging report within 48 hours of receiving your payment.

WHAT AREAS DO YOU COVER?

We cover all of the East Midlands, Derbyshire, Nottinghamshire, Leicestershire, Staffordshire and surrounding areas. If your new build falls outside these areas, please contact us to see if we can help.
